Spanish Press say Paramount land deal has been agreedThe Spanish daily La Opinión have today published a piece which claims that an agreement has been made by Jesús Samper and the Proyectos Emblemáticos group to buy the land on which the Paramount Murcia leisure park is to be built.

The piece of land is owned by developer Intersa and Desarrollo Amtrade and had originally been purchased to build the Sierra de Alhama Golf Resort .

The plot of land is 1.59 million square metres and is located by the intersection of the RM2 and the RM23, close to Alhama de Murcia.

It is opposite a 1.3 million square metre plot, separated only by the carriageway of the RM2, which is owned by Profusa, part of Grupo Fuertes, who recently acquired a stake in the Sacyr Vallehermoso construction group as we reported previously, with a diverse portfolio of properties ranging from construction, real estate, leisure,  food and beverages.

Although no formal announcement has been made, it is quite likely that this piece of land will hold the leisure park complex, and be linked to other land on which hotel, parking and associated facilities can be built.

Jesús Samper hinted whilst at FITUR last week that he had a murcian interested in participating in the project.

La Verdad have been conspicuously quiet, this story appearing only in the one medium, so without a formal announcement from anywhere else , it is to be hoped that their sources are "close to the project"

The deal to build a Paramount Theme Park in Alhama has already been closed. Intersa, who own the land for the Sierra de Alhama Golf development, and the company Proyectos Emblemáticos, whose President is Jesús Samper, the owner of Real Murcia Football Club, agreed last Tuesday on the sale of the land owned by the construction company in the south of the municipality, next to the road linking Alhama and Cartagena.

The agreement should have been finalised last week, on the eve of the presentation of the project at FITUR, but was postponed because the managing director of the company, Fernando Díez, was out of the country. Due to the absence of the Regional Minister for Culture and Tourism, Pedro Alberto Cruz, the project wasn't presented during the Fair either. Jesús Samper himself announced at FITUR that the final choice of the three pieces of land which were opting for the theme park would be made this week. Among the three possible options, Samper included the land passed on by Polaris World to the banks when the property promoter entered crisis.

Although the announcement will probably not be made official until next week, the only thing missing is for the purchase option to be made official by public escritura.

The plot owned by Intersa covers more than 1.5 million m2. Proyectos Emblemáticos could well acquire other plots adjoining this one, which would be earmarked for car parks and other services proposed for the development of the Paramount Theme Park.

Another issue pending is the re-qualification of the land, which is currently categorised as residential. This would have to be modified in order to go ahead with construction of the theme park, although this is just a bureaucratic piece of paper-pushing which should take no longer than three months. The initial approval could be passed by a ruling of the mayor, as has happened on various previous occasions, and after a month of being open to objections and questions, no more than two months would be need to reach a final agreement, which would have to be passed in a Council meeting.

The Town Hall of Alhama is jointly controlled by the PP and the PSOE, after the pact made in the aftermath of the 2007 elections. This suggests that there should be no problem in passing the plans. Intersa is currently working on the renovation of the Casa de las Menas, and finished work on the headquarters of the local police just over a year ago.
